Q: What type of tenant are you looking for?
We look for responsible, respectful, courteous tenants that get along with others. We don't condone partying or loud noises, as we want a comfortable environment of all tenants.

Q: How do you determine who becomes a tenant?
We conduct a background history check on every tenant which includes Employment, Credit Check, Criminal and Past Eviction check.  We also conduct an interview as part of the evaluation.

Q: If I have bad credit will I still be able to rent the unit?
Yes. We conduct a background check which includes Credit, Employment, Criminal, Eviction records and more.  Credit is only one of the decision factors and not the only factor.  We encourage applicants to disclose pertinent information on the application.

Q: Is smoking/drugs/alcohol allowed?
No – we do not accept those who smoke or use drugs.  No alcohol is permitted on or near the premise.

Q: Are pets allowed?
No

Q: Can my Husband, Wife, Girlfriend, Boyfriend, Friend, Father, Mother, Children, Others stay with me?
The units are for one individual only.  Others may rent their own units individually.

Q: Can I have visitors stay over?
There is an additional $30 daily charge for visitors who stay overnight.  Visitors may not stay overnight 2 consecutive days.

Q: How much is the security deposit?
If your credit score is above 650 or you can provide a referral letter from your current landlord, the security deposit is one month's rent.

Q: How much are utilities?
All utilities are paid for, including high speed internet and cable TV.

Q: What is your minimum lease term?
The minimum lease term is six months.

Q: What happens if I cancel my lease early?
Tenants are required to fulfill their lease obligation. There will be a two month rent lease cancelation fee for early termination.

Q: Are there any discounts on the rent?
We offer discounts to individuals who sign a long term lease of 18 months or more.

Q: Do you rent partial months?
We rent rooms from the 1st of each month ending on the last day of the month.

Q: Do you accept partial payments?
We ask all tenants to pay their rent in full each month by the 1st of the month.

Q: Does the house have a washer and dryer?
Yes.

Q: Do you have internet connection at the house?
Yes. We have high speed internet which is included in the rent.

Q: Can the room be furnished?
We can furnish rooms with a bed, desk, chair, blanket, bedspread, pillow and other amenities if needed.  There is an addition minimum charge of $25 per month.

Q: What type of A/C and heating is in the house?
The house is equipped with central heating and cooling.

Q:  Are the tenants male or female?
We rent the units out to both male and female.  The house is a co-ed environment which typically has both males and females living in the house.

Q:  What is required to move in?
We require an approved application, first month’s rent, security deposit equal to one month’s rent and a signed lease.

Q: How is parking?
There is onsite and offsite parking available.

Q: When is rent due?
Rent is due the first of each month.  We rent from the 1st of the month to the end of the month.  We do not offer mid-month start dates such as 10th to the 10th or 15th to the 15th.

Q: Who does the cleaning in the house?
All tenants are required to clean after themselves.  We require each tenant to spend 15 minutes a week doing general cleaning.
